The cottage does have space for one extra bed and also room for a cot. Laundry facilities, cot and stair gate available. Outside there are private terraces, garden tables, chairs and umbrellas, BBQs. Rental 150 euro per week inclusive of all utilities and wood for the wood burner, Sat TV and ADSL internet, there is nothing else to pay - therefore making this rental excellent value for money. La Grange Etable is situated in the hamlet of La Courarie just off the D675 between Nontron and St Mathieu. The village of St Barthelemy De Bussiere is within walking distance, where you will find an excellent restaurant/bar and Post Office. The nearest town of Piegut is 6kms away and hosts a superb Wednesday morning market where you can taste and purchase fresh local produce. There are two supermarkets, restaurants and bars, bakers, pharmacy and bank. The attractive town of Nontron is a 15 minute drive away and provides all of the above on a larger scale. The hamlet is situated in the Northern tip of the Dordogne close to the borders of Haute Vienne and Charente. Perigueux the capital of the Dordogne and Limoges, and its airport, and Angouleme, are all within easy reach making this a perfect base for house hunters or those just wishing to explore this lovely area of France. We are happy to provide free guidance if needed on the area to house hunters and those wanting to try a few months of the real French life. |

Leading off the living room is the master bedroom with a

beautifully furnished. These bedrooms share a shower room.
The house is one of 4 or 5 houses in a small hamlet with
friendly neighbours both English and French around. Although
it is completely private with no-one overlooking it, it is
not isolated
Cherval is within walking distance and is a delightful
village with a bar, cafe and bakers shop as well as one of
the best car repair places in the area.
Verteillac,10 mins away, has a real buzz. There is an
excellent bakery, large general store, bank with cash
machine, lively cafes and several good restaurants, a post
office and a hairdresser. There is also a medical centre
with an English-speaking doctor, and a dentist.
Riberac is about 20 mins away and has a lively square with
many bars, cafes and restaurants. The large Friday market is
great fun and where you'll find the freshest fruit and
vegetables, as well as Provencal tablecloths and local hand
painted pottery. Excellent supermarkets in Riberac.
In La Tour Blanche you will find a baker, butcher, general
store, pharmacy, Post Office, tabac/bar and the Chez Fernand
bar/restaurant (good value fixed price set menu Mon - Fri
lunchtimes). .
At Lisle, about 20 mins away, you will find a few small
shops and bars and there is usually a Tuesday morning market
selling a variety of fresh produce. Lisle also has a doctor
and a pharmacy.

The kitchen is fully equipped and we pride ourselves on having left nothing out, with all the appliances you could wish for. English TV can be arranged at very short notice. L'Ecurie has a lovely terrace overlooking the River Cole which runs through the gardens, garden furniture is provided so that you can enjoy breakfast in the early morning sun. If you're very lucky you might spot such wildlife as ducks, herons, woodpeckers and a kingfisher from the terrace, not to mention the cranes as they fly right over the property. Le Chai gite Has 4 bedrooms comprising 2 double bedrooms each with four-poster bed and en suite shower rooms, and two twin rooms with a separate house bathroom. It is situated in a tiny hamlet in the beautiful part of Dordogne's countryside, just outside the charming village of Issac with Post Office, Gallery, a fantastic restaurant (you can order your daily bread here) and a small shop. A 10 minutes drive away is the market town of Mussidan with shopping, supermarkets, tourist office, restaurants, banks, pharmacies, doctors and anything else you may need. The property is located in the hills of the stunning Crempse Valley, between Bergerac on the river Dordogne (to the south) and the River Isle (to the north). The nearest international airport (approx. 25 km away from the property) is in Bergerac (medieval town famous for its history and wine). The property is also within easy reach of Brantome, St. Emillion, Bordeaux, Arcachon (with its splendid beach and nearby famous dunes) and the Dordogne Valley (with its most wonderful views and many places of interest). The property sleeps ideally up to 4 people and provides you with all the comforts of your own home, including: Ground Floor: Lounge with a satellite TV, DVD/Hi-fi coffee table and comfy sofas at the front of a splendid fireplace. Children welcome. The village of St Front la Riviere has a friendly cafe bar 'Le Relais de la Dronne' - indoor and outdoor seating, billiards, pool and table football. Small primary school in the village, larger school at St Pardoux la Riviere. Local shops, bakers, boulangerie, small supermarket, pharmacy 3km away in the village of St Pardoux la Riviere. Larger supermarkets and DIY stores at in Nontron, 11km away. There are many excellent restaurants close by in Brantôme and St Jean de Cole, with the Hotel de France in St Pardoux regarded as one of the best in the area. Limoges airport is one hour drive and Perigueux, the capital of the Dordogne, is less than an hour away. Small, well behaved pets welcome downstairs only, higher bond and rent required. Shared broadband through WiFi. No telephone but we are happy to allow installation at tenant's expense. 30-40 square metres of barn storage available, with large access door. |

It is situated in St Avit, a tiny hamlet 10 mins drive from Chalais (the nearest town), which has a bank and cash points, 6 or 7 bars/restaraunts, and large supermarket/DIY stores. |

We are about 45 minutes drive from Angouleme, and 70 minutes north of Bordeaux Airport (around 75 minutes flight from Southampton or the London airports), also the fast train (TGV) operates from Chalais to Paris via Angouleme and other major cities. We are also 15 minutes drive from Aubeterre sur Dronne, one of the most beautiful old towns in the area, with restaurants, old churches, caves and the wonderful river Dronne, with its’ little beach and river sports facilities. The house is also about 70 mins from the seaside resort of Royan. Built of local stone, this house was originally part of a Farm, where the family passed on sections of the estate to their family. The original building is around 120 years old, but due to some dilapidation, was recently overhauled and modernised inside and out including a new kitchen, bathroom, double glazed windows and doors, central heating, and two wooden external verandas, however despite it’s modernisation, it has kept some stone features, it’s old terracotta-tiled roof, and the lounge still has it’s large working fireplace, for those cold nights in. The house offers quiet, comfortable accommodation with modern services, in the lovely rural hamlet setting of St Avit. It is self contained, with its own entrance via the front courtyard, and side and rear access to both verandas, plus parking for two cars in front of the detached garage/storage block. The separate garage is surrounded rear and side with decking for sun-worship or alfresco dining, there is outside lighting front and side operated from within the house. The house benefits from full gas central heating run via a new oil burning boiler in the barn. Hot water is provided by an electric water cylinder. Bedding, bed linen and towels are provided, with weekly provision of replacements or the washing machine provided can be used if preferred. There are outdoor dining facilities on either veranda, with tables, chairs, sun loungers, and large sun umbrella provided. The owners do not live locally, but there are a number of English-speaking residents in St Avit if emergency assistance is needed. There is mobile coverage (subject to network). For short lets Prices are based from Saturday to Saturday, arriving at 4 pm departing at 10 am, payable in Euro, or Sterling equivalent. Self catering January to March, October to December Euro 155 per week not inc. CH oil. April and May Euro 185 per week inc. June and September Euro 225 per week inc. July and August Euro 275 per week inc. Months outside of Summer can be cold so prices do not include central heating oil, which will be metered. A welcome pack is recommended, as supermarkets close at 7 pm on Saturdays. We can supply an order form and charges are at cost, with no mark-up and include a free bottle of wine. Deposits: For short lets, reservations require 25% of the total cost, the final balance is payable eight weeks before the start of the holiday, a £100 security and breakages deposit is payable on arrival. For Long lets: Should the house be required on a more permanent basis, there is a letting period limit of 6 months where a contract would be re-assessed, rates for longer winter/summer periods are available on request and would be discounted depending on length of stay, prices for long lets would not include oil, electricity, water, or local taxes/services. Longer lets are subject to an agreed contract, and deposits in advance. |

GiteThe Farmhouse Gite features a large living area as you enter through the front door, the centrepiece of the room is a large inglenook fireplace with an equally large wood burning stove at its heart. At the back of the living area is a large kitchen area complete with all the utensils and equipment for catering with ease, including fridge/freezer, four burner hob with extractor fan and large electric oven, to the side is a typically French top loading automatic washing machine. In the far corner is the spacious ground floor bathroom with high power shower and extractor fan. At the foot of the stairs is the door into the ground floor double bedroom decorated in subtle shades, the bed is framed with a voile canopy & looks out directly through the bedroom window which has traditional shutters. Up the stairs takes you to the enormous master bedroom which has high framed oak beams giving a sense of light and space. The main bed is a king size double, resting on the original oak floorboards of the old farm house. To increase the sleeping capacity of the house there is also a single bed made up in a corner of the room and an additional fold up bed ready to be used if required. |

The gite has been recently renovated to a high standard with many of the original features retained including original oak beams and exposed stonework.
Living room. Large spacious room with TV, and DVD player two large settees and occasional chairs, wood burning stove for heating in winter or on cold days, front door leading to courtyard which has full morning sun, ideal for an alfresco breakfast. Large beam running the length of this room. A set of stairs gives access to two of the bedrooms.
Kitchen / Dinning room. This room is accessed from the living room through a low door. This room has the original stone work exposed on three sides and again a large beam runs the length of the room. The kitchen is fully fitted, washing machine, dishwasher, electric cooked, micro wave, toaster, kettle, all cutlery, and crockery, pots and pans, sink etc.
There is a table and chairs in the dinning room to seat six people and a breakfast bar with stools for less formal eating. There is a door leading to the rear garden and BBQ area, and the view from this side of the gite is fabulous. There is another set of stairs leading to the bathroom and bedroom number 3.
Bedroom 1. This bed room overlooks the front courtyard and has the en-suite facility. The room has a double bed, clothes storage unit, bed side cabinet and an electrical radiator. The en-suite has a shower, vanity sink unit, storage area, heated towel rail and WC. All the bedrooms have beams running the full length of the room.
Bedroom 2. This room overlooks the rear of the gite and has an impressive view over the trees and hills towards Rochechouart. This room has two single beds and a clothes storage unit, bed side cabinet and an electrical radiator. One wall has the original stonework exposed. There is a low door giving access to the shared bathroom.
Bedroom 3. This room also overlooks the rear of the gite and has the impressive view. This room has a double bed and a clothes storage unit, bed side cabinet and an electrical radiator. Two walls have the original stonework exposed, and the roof beams are also visible, a Velux window adds lots of light to this vaulted room. The shared bathroom is next door to this room.
Shared bathroom. The shared bathroom has a shower, vanity
sink unit, storage area, WC, heated towel rail and the water
heater is in this room. This bathroom has two doors one from
bedroom 2 and one from the stairs leading from the kitchen
/dinning room, so you must remember to lock both doors or
you may be caught out!!
There is off road parking for up to three cars.
The gite is located in beautiful tranquil countryside, surrounded by lakes, and picturesque villages a perfect area for walking, cycling, fishing, water sports, golf, etc. It is within easy reach of Limoges airport (45 min) and two major train stations Limoges/Angouleme.

Perigueux is approximately 30 minutes, Limoges and its airport approximately 50 minutes.
